Rental question

I put in to rent points from DVC rental for fort wilderness. We stay there multiple times a year but the savings to rent vs Disney direct was enticing. Just wondering how long it may take to hear back. I know the standard “we are waiting for someone to pick up your request “ but just wondering from those of you that are DVC savvy, when it’s a new property like the cabins, do you know how long it usually takes to get a reservation (or not get one). I have it booked through Disney and will cancel once it’s done through the rental.

Currently, only members that have CFW as a home resort (aka purchased point there) can make reservations using points. On 4/23, Cabin reservations open to all DVC members. So, at this point there may not be a member that owns points for the Cabins looking to rent them out.

DVD (the developer) has only declared 30 cabins into DVC inventory at this point. More will be declared as sales progress. The remaining undeclared cabins will not be eligible to be booked by DVC members using points but will be made available for cash reservations thru Disney.

What this means to someone who wants to rent a DVC reservation for the Cabins at Fort Wilderness is that the inventory of cabins will initially be limited. It's a good thing that you have a cash reservation already secured. I have a feeling that they are going to be hard to book right now.

I agree about it being difficult to rent a cabin for a while. Those buying will want to stay there, and I suspect a lot of DVC members will want to try them out once they can book.

End of September beginning October . 9/28-10/5 specifically. We are there every year at that time and it’s always a slower time for fall.

Thanks everyone! I kind of thought it might be difficult as it’s a new DVC property and it doesn’t seem like it would be an “investment “ for many people looking to make it their home resort due to the expense so they are going to want to stay there themselves.
I know that when they first released all the info they stated that about 50 cabins would be cash, and the rest DVC. But would that change based on people buying it as their home resort? I’ve seen a lot of people saying it’s not worth it bc of dues and lack of certain amenities and that they would rather do Riviera or other resorts.

Yeah I did it on a whim. I was curious if they would even be available and since it was on the list I figured why not. The savings is pretty significant too which was surprising.

The developer (DVD) “declares” units to be sold in phases.

Initially 30 cabins have been declared. Once most of those points have been sold, they will declare more cabins into DVC. The remainder are Disney’s to book like they do now.

Disney must retain at least 2-3% under FL timeshare laws, so there will always be some only available to book through Disney. It may be Disney choose to retain more of the cabins and therefore may own closer to 10%, for example.

If there are 350 cabins, then 10% would be 35. So if they intend to keep 50 that’s more like 14%.

If yes, that's another reason it'll be difficult to rent for a while because the people that don't want to use points the first year would do better with the credit Disney gives for the points vs renting out and dealing with lower prices for renting + tax consequences. Rephrased, anyone not wanting to use points this year is unlikely to have points to rent because there is a better option for the owner.

If not part of the welcome home program then ignore all of that. 😁

Edit: I may be confusing program names, but it shouldn't change that such program existing would reduce availability of points the first year.

It does, for some people.

But I thought that was just a further discount? The Magical Beginnings programme is where they buy the first year’s points back off you. Not sure they’re the same thing. That isn’t mentioned in the article I saw.

It looks like the Welcome Home discount applies if you buy whilst on vacation or have an upcoming stay. Not sure what qualifies for “upcoming stay”. It applies to both new and add-on buyers.
