The closing on our DVC will not be until June. We will have 220 points available and want to book a trip for October. We were hoping to stay at the Polynesian. Is it hard to get a reservation at a non DVC resort? How does this work?

I've found the points per night to stay at places outside of DVC resorts is prohibitive. Perhaps that's just my opinion - but if you can rent the points out for $10 to $12 a point you can almost always pay in cash for the room you want to stay at outside of DVC and still have money left over.
That being said, assuming you're going after October 5th and staying garden view, the rates for the Polynesian per night are:
Sunday - Thursday: 41 / night
Friday and Saturday: 74 / night
If you stayed an entire week - 353 points.
you could get a two-bedroom with full kitchen and living area for far less points at Saratoga or any other DVC resort.
As long as you'll have points in October, no problem. You simply call the DVC Member number (1-800-800-9800) and try to get in at the Poly. You pretty much have the same access to rooms as guests who pay cash for their rooms, so if a resort is sold out thru regular channels, it's sold out for DVC members as well.
We've had more luck booking DVC properties than regular Resort properties, and they tend to be larger accomodations, too.

We have stayed in GF just for the experience. But I agree with comment above. The Disney resort stay is easy to arrange thru member services but generally its hard for me to justify more points for a hotel room than for a 2 BR villa. We are EPCOT and MGM types mostly so we tend to Beach Club or Boardwalk Villas.
