If you use your DVC points to book a regular hotel room at the Disneyland Hotel, Grand Californian or Paradise Pier you will now have to pay a $95 transaction fee and make your booking at least 4 months before the end of your use year (the so called Rule of 4).
These are the standard “Disney Collection” rules, just like if you book POR or POP using points. These used to be waived for the Disneyland resorts because it was so hard to book a DVC room. Because of the opening of VDH there is more capacity, which is Disney’s excuse for introducing the fee and Rule of 4.
