Family of 5 (kids 9,10,12)...what to do????

I am just now begining to research the timeshare "approach". I am leaning toward the BWV(kids love EPCOT).But my concerns are how many points to buy...will it be worthwhile if we come down there,say 4 out of the next 10 years....what if we decide to sell in 5 years....Can I afford a payment plan of 7-10 years(will be equvilant of another car payment a month i figure).

Is or was anyone in same boat as I am? What did you decide? Are you happy?

I know they are all obscure questions,but any input is appreciated..

With 5 people sharing a room, you'll have to stay in a 2 bedroom. If you plan on going every other year, 160 - 180 points would be enough to cover a 2 br at the Boardwalk, if you bank your points.

Are you set on staying on Disney property? The reason I bring this up is because if you only plan on visiting every other year, it may not be worth it to purchase a time share. Especially if you're concerned about whether or not you'll keep it long term.

An alternative would be to rent a house during your vacation. It is often cheaper than staying at a Disney hotel and you have the added benefit of your own pool. My DH and I own a timeshare in Orlando (not Disney) and we use it once a year. For this reason it, it is worth it for us.

Actually since you can bank your points this is worth it if you vacation every two years.
Disney is not typical timeshare. But the best way to make the decision is to get the info from Disney and then ask questions from owners. www.disneyvacationclub.com can help introduce you to DVC and when you are on WDW property next time you really owe it to yourself to schedule an Open House so you can see the resort in person and meet with a Vacation Club Guide in person so you can ask all of your questions and get all of the answers.

The Open House is not a timeshare presentation, it is a one on one conversation with the Guide and they literally guide you through the resort and how the membership works. You can take the information back home with you, do some more research and then decide on the membership.

I actually see us coming down there every year for a week but not getting 7 day passes every time. I plan on sitting by the pool often,and not neccessarily hitting the parks EVERYDAY.

Anyone else out there do this type of vacationing when on-site?

Going down every year could alter your point purchase. With your family size, as stated, you will need a 2 Bedroom Villa, and those cost more points. We have 240 points, and we took into consideration that we would need a 2 Bedroom Villa in the next 2-3 years, so we have enough points to get that for a week every year, if we desire.

Your comment on if you should want to sell in the next 5 years.... there is a resale market for DVC interests, but Disney has the right of first refusal on any sale, meaning they could buy your interest back for the price you have agreed to sell at. I don't know what the resale market will be in 5 years, given the current rumor that a DVC property is going to be developed at the Contemporary somewhere in that time frame. Thus, it will be the hot property (monorail access, baby!), and a lot of people looking at buying in to the DVC may not be interested in buying an existing DVC interest at a different resort.

You definitely have a big decision to make, and I know myself and everyone here would be happy to help in any way. Welcome to the forum!

We actually bought enough points for 2BR for a week in Peak season not holiday. What we usually do though is stay Sunday to Friday, and since the FRi and Sat night point requirement is double we have enough points for another vacation or to bank for a big family reunion the following year. We've done that twice since 1999.

If you can make the payment and love Disney doit.

Please note that a Contemporary DVC property is a RUMOR, nothing's been announced yet. I don't want to give any false information claiming it's fact - it's only a rumor. :)

One other thing to consider - pricing per point goes up on 4/1, to $101 per point for new DVC members, and $95 per point for existing DVC members looking to buy more points. Now, they usually run some kind of deal where you get a discount per point (we got $7 off per point), or you get a free vacation when you sign up, but those aren't guaranteed to happen, and are subject to change. (Gosh, I sound like a legal expert! :zipit: )

How about these DVC resale outfits? I have looked up some of these companies that sell existing memberships at sometimes 70-80 $ per point.
Has anyone looked into these?

Some are reputable (which includes the sponsor of this paticular forum), others aren't. Research is the name of the game there.

Now, as far as buying someone else's DVC interest - Disney has the right of first refusal on any DVC resale. What this means is that even though you have an agreement to purchase someone's DVC interest, Disney could buy it back from them at the price you two have agreed upon, and you get nothing. I do not know how frequently this occurs (Disney buying DVC interests back), but I would imagine that if someone were to list there DVC interest ridiculously cheap, Disney would buy it and resell it themselves, at current prices.

The other caveat in the resale market is that you may not have the opportunity to finance your purchase as you can thru Disney. This may or may not be a problem for you, depending on your financial situation.
 
The Boardwalk is a great choice but not the right choice.You would be better off getting Saratoga Springs and having the extra years.
When I bought my first home resort we settled on the Wilderness lodge because the beach Club was just breaking ground.
I too had thoughts on how I was going to pay for my 150 points but I found
ways.
When the beach Club opened I jumped into the fire and bought another 200 points and figured that into my budget.
My thought since the first one was to give my 3 daughters each 150 points when they get older (Married) so when saratoga Springs opened I bought another 150 points and now i have a part time job that I work to support my dream.The good news is the job is only 1 night a week.
So now when your trying to figure it out it will come to you if you want it bad enough.For me it's a dream come true and im living it!!!!!

When buying, and deciding how many points, consider the trade value. I think you need 240 points to trade with interval international for a high season 2-bedroom.
