If you were planning to sell your DVC contract who who would you use to sell it and why? Looking for a reputable company and reasonable commission.

Since there is a board sponsor who specialise in DVC resales, I would start there. I’ve heard good things about them.

I also assume we probably shouldn’t link to other resale company sites. @wdwmagic, can you confirm the policy on this please?

There’s several sellers who have good reputations. As Nicky said I’m pretty sure policy is to stick with board sponsors when posting recommendations, but what I can say is definitely stick with a company that specializes in DVC, and doesn’t have the word “timeshare” in the name. Look for someone with at least 50 active DVC listings.

There’s a LOT of contracts on the market so be prepared to be patient or price to move.

I was surprised with how slow contracts as a whole have been moving. Ones I had my eyes on months ago are still there. A weird issue is Disney is taking more back than some would think too so prices dropping just aren't happening. In fact as I looked they were increasing still outside of VGF. A weird scenario that happened was a seller refused to bargain on a stripped contract. Or as stripped as possible. I put in an offer and they said no. Company came back a couple days later and said try again. I did. They still refused to bargain. A few weeks later it was pulled (no offer listed and the site would say that). I think some sellers are getting frustrated and people are still not willing to buy. For patient people it's not bad, but just don't expect super fast sells right now. People are still gun shy.

They might have been working with other buyers on their own. Like any real estate purchase you risk upsetting a seller if you low-ball too much(not saying that is what you did) and it can end the give and take right there. When we bought resale a few years ago I think I went 2 to 4 dollars under asking and it was accepted.

Nope, I didn't low ball. I actually got the contract, it was loaded and I could sell it today for 40 more a point than I bought it at, so I think I don't need any advice lol.
Also, I don't know if buyers market is the right term considering these contracts have less years on them, yet have gone up in price quite a bit in the last few years.

If you do buy in the future, my advice stands. It is also true for anyone buying now. I felt you were trying to give me adive that I don't think is wise all who are hunting right now. I know you got the contract, and given your bid, I'd be shocked if they didn't take it. Yes, prices have risen but if people are hunting now I would never tell anyone to bid that high unless it is a unicorn contract. There are enough contracts out there right now that most have choices on what they want.

10% give or take is considered a fair amount off asking. For my current I went a little below that hoping to end up there and I did. Sure I didn't get my first attempt, but unreasonable sellers exist. This one now is not selling period.

It's a buyer's market when contracts are sitting over a month or two. That's what is going on now. There are even small point contracts I looked at in January still there. Well priced are snatched up immediately but some are artificially high. VGF will have to adjust. Remember some resorts have a LOT of years left on them. Just some are 2042. I have only one contract with that end year. The others are 2066. Hoping to pass ROFR on a 2068 contract.

Well its apples and oranges really. $4 off a $104 a point is very different than $4 off a $147 contract. And again, I didn't say you low balled necessarily, just that sometimes is why a buy will pull out and one buyers low ball is another's perfectly fine offer. Some contracts might be out there too because someone doesn't lose anything buy seeing if someone will take it, especially when prices have gone up so high. Good luck on the ROFR, sounds like you got a sweet deal.

There seems to be a flood of SSR and AKL contracts per another site. Doesn't help that they just took an SSR contract at $140. CCV where I am trying has hovered around $160-170 since Sept of last year. Highest was $162 last month. So while kinda confident $167 is not a sure thing for me. I'm hoping to hear soon.

The $140 is nuts for SSR. But not as bad as $172 for BCV! But right now until the contracts move, it will be in favor of buyers who have to balance ROFR. I have so many saved contracts I gathered from in Jan that are still there. People are not confident yet I guess

And again, I'm talking current and immediate future suggestions. Though reality is we all have to offer what we feel is fair. Right now contracts are not moving quickly at all. If it becomes a seller's market (which I doubt will happen) then go ahead and offer full price or close. I never have though and will not suggest unless a super special contract.

Housing here has started to jump too. Cheaper to add on then move in most cases. Even if your house is worth a lot, the bigger homes are that much more. I fear we're in for bad times if housing costs aren't kept in check..
