We stayed at the Boardwalk Villas from 9/2 to 9/12 and it was awesome. We highly recommend it.
The pluses:
Location, location, location!
There's no better place in WDW to stay than the EPCOT resorts, in my opinion. You get a choice of transportation to both MGM and EPCOT and you're very close (walking distance) to 4 other resorts and their shops and restaurants.
The pool
The Boardwalk has an awesome pool, especially for the kids. And this one's still open for pool-hopping, unlike the one at the Yacht and Beach club.
The room
We got almost exactly the room we wanted, with a fantastic view of the lagoon and EPCOT. I simply stated my preference when I made the reservation back in April.
The staff
Very friendly and helpful, as expected.
The minuses:
Last year we stayed at the Wilderness Lodge Villas and they were significantly nicer. Most, if not all, can be attributed to the relative ages of the two hotels. Most of the problems were small, but after a while they started to add up. In no particular order:
The washer and dryer were ALOT more noisy than those at the Wilderness Lodge.
We were missing one of the folding doors that separates the bedroom from the jacuzzi.
We had to have a bathroom door repaired, as it got stuck shut.
We had a balcony door that would not stay closed unless deadbolted.
The fold-out couch was in pretty bad shape. In order to open or close it required two people -- the back had to be held down by one person's weight while the other pulled the bed out.
The elevators were not working correctly for about 5 of the 10 days we were there -- stopping on all floors, not stopping on some floors. Stopping on the same floor twice, etc.
