Annual Maintenance Fees

When you buy DVC, how much are the annual maintenance fees? and those continue throughout the entire time share period correct?

The current annual maintenance fees (per point) are:

AKV = $4.62
SSR = $4.12
BCV = $4.63
BWV = $4.85
VWL = $4.73
OKW = $4.40
HH = $4.98
VB = $5.63

The fees are not fixed; that is, they can be raised by Disney over time. And yes, they continue for the life of your DVC contract.

Here is a history of maintenance fees:

This is my only problem with the DVC..you know that since this is the only area where Disney can adjust monies coming in on your contract they will do it...I'm afraid that DVC owners may one day get hit with a huige increase because Disney is losing money on your DVC membership.

I look at DVC like a corporate sponsor. Disney does not like to put their own money into new rides (and years ago Walt didn't have the money to put into many e-tickets) so they hit up corporate sponsors to to pay for the construction.maintenance of rides for a certain number of years. This is what they do with the DVC, except that individuals are the sponsors who pay for construction, maintenance and upkeep, and property taxes on new resorts.

DVC is, by law, not for profit. Meaning all monies go to upkeep and construction of resorts.

Furthermore, the maintenance fees are prohibited from spiking (more than, maybe 5%, I think?) in a year. They can in theory even go down if required to keep non-profit status.

Hotels on the other hand, can spike 50% or more if the clientele will pay for it.

DVC has been around since 1991 (16 years) and the maintenance fees have been well within reason. There is an association that accounts for what is spent, and the maintenance fees are for the actual expenditures. DVC can't raise maintenance fees for no reason.

On what basis do you base your fears?

I supppose my thought is that all it takes is one hurricane...

and the property taxes in Florida are a mess right now like they are here in NJ. All it takes is a huge property tax hit (since DVC property does not qualify under Save Our Homes in Fl.) anyone who can't claim homestead exemptions takes a huge hit because they can't raises taxes as much (due to a cap in assessedvalue) for those who can claim primary residence. If I were to purchase 250 points that would be over 1K in feees per year at the Beach Club. That's a lot of maintenance fee for a room that my family of 5 could only use for 1 week per year.

I'm still thinking of buying a membership and it appears that the price of resale points is actually falling quite a bit lately. If I can find BC points for around $80 or so I may just bite.

I don't think you'll see BCV points at $80/pt for quite some time. Perhaps when there's only 15 years left on the contract.

Disney is selling BCV at $101/pt, although you could probably pickup a resale for $95/pt.

I only see the price going up, short term, so I'm not sure why you want to wait. :shrug:

Well, Vero Beach was hit two years in row by hurricanes and the dues increased about 6% one year and 8% the next. Dues increases are capped at 15% meaning the most they can increase in one year is 15%. Average annual increases have ranged from 2.5% per year at BWV to 4.8% at VB. HH had the largest one year % increase of 14.7% in 2007, I'm not sure why. OKW had a big one (about 9%) a few years ago due to the new pool slide.

I would hope Disney would be insured for something of that nature. Maybe not?

I'm sure Disney has it insured but members could be hit with a high deductible. There was discussion of a special dues assessment when they were hit with a hurricane a couple of years ago. I'm sure insurance rates are higher for that resort.

Property taxes are not part of the 15% cap.

%15 is what Disney says is the max, from one year to another.

Florida state law is that you cannot charge more than %125 of the previous years expenses.

Description of Cap Upon Muli-Site Common Expenses - Pursuant to Flordia law the total amount of multi-site common expenses that may be assesed against a Club Member in a given calander year shall not exceed 125% of the total multi-site common expenses assessed to Club Members in the previous calanader year

Why would I know this? I just joined a month ago and I actually read everything and this is something I remembered :D

That said, wouldn't resort properties also go up the same percentage? I don't have the historical data, but I'd be interested to see what the increase is (in percentage) of DVC resort annual dues are vs. resort fee rack rates.

I have seen something in the past, but don't have it in front of me. The other thing to remember is that a 15 percent increase on $1000 annual dues is $150. A 15% increase on a $2500 hotel bill is $375. Substantial difference in actualy dollar amounts ovr 50 years, even if the % increase was equivalent.
