If you staying at one of the Epcot Resorts (BC, YC, Boardwalk, Swan, Dolphin) you might be able to ride, definitely walk, to the Studios and Epcot. I wouldn't recommended walking anywhere really from CB. Like others have said, there are no sidewalks and heavy motor traffic.

Although I would say most years are nice for swimming, one year it was freezing cold as you can see my daughter here. But the pools were warm as you can see the steam here. Getting out of the pool is the problem.

I almost chose The Chinese Theater, but picked other. I'm just not sure it says enough to be an icon for the park. It will be interesting what they come up with. Maybe something that displays or shows a tribute to all the Disney characters from the movies?
