2026 Annual Dues posted, up to 9% increase for resorts

So I wonder - what’s the break even point if you aren’t booking a prime room at the newest DVC property? What if you’re booking at BWV, AKV, or… *gasp!* SSR?

Just an FYI that this is not directed at you, but just in general.

Well, if you bought Poly to book at SSR every year, your break even would move out to about 14 years. But please tell me who in their right mind would do that?

With AKL, it would be about 11-12 years. With BWV it would be about 8-9 years to break even. Still don't understand why you would even suggest that someone that pays that much for Poly would ever want to stay at SSR every year. I could see Savanna view at AKL or Boardwalk view at BWV (we've stayed at both in the past).

If someone wants to stay at SSR (our home resort that we love, btw), I would think just a few minutes of research would prompt someone to buy resale there and not full DVC price at Poly. Oh, and we just stayed at the Poly last night, so even though we own at SSR, we can still stay there!

I'm sorry, but I think it's a bit disingenuous to what if this on and on. If someone wants to stay at Poly and buy direct, then their break even is not 20 years like some suggest.
I fully understand and agree with what you’re saying. It was more of a curiosity than anything else, honestly.

DVC math is like Annual Pass math “think of the money I’m saving!” - I’m guilty of one but not the other so I can’t talk much! Haha

Different return on investment calculus. AP is how many days are your vacations to Disney each year and do you park hop ? The discounts and parking to us are just a plus we dont include in our math.

Not sure what’s different about it. You either save money or you don’t. It’s the same math.

Duration to cost savings .... APs are a fixed cost bounded by a 365 day time period. DVC also has a fixed cost portion but in addition adds in variables such as annual "dues" (don't bother with making sense the marketing vernacular, its your portion of what they believe will be the cost of maintaining your fractional time limited portion of the property that's physical as well as the labor costs) and any special assessments all allocated on how many points you own of the total. The problem with most points is that you are competing with most of the other "owners" for that specific as well as other pooled properties for the most popular dates. Why I say most is that up to 35% of the points can be reserved for an additional cost for Guaranteed Weeks. That leaves 65% for the rest of the fractional point owners to jockey for. So at 11 months most of the good stuff is claimed by the resort pool, then at 7 months the reset of the DVC owners get to stake their claims. So the higher density and less popular resorts and rooms have frequent availability while the more popular ones have less availability. In terms of park admission, you'll most of the time get stuck in Animal Kingdom or Epcot instead of Magic Kingdom for the same admission price.

I bought in 1998 then during the recession I loaded up on resales. A few years ago I computed that I was staying in a Boardwalk view studio for $150 per night. Maybe not a great investment now, but it sure was a few years ago.
