Starting at around ~400/night. ouch.

Tower Studio
Rates starting at $486.0 per night

Deluxe Studio
Rates starting at $662 and $770 per night

1 Bedroom
Rates starting at $984.00 and $1,079.00 per night



I didn't post the 2 bedroom, lol it seemed obscene. I wonder when the points chart will come out.

I'm absolutely dumbfounded at those prices. Who in their right mind would rather say in a Riviera Studio over a standard room at the Poly, a tower room at the Contemporary, or a savanna view room at Animal Kingdom Lodge? Complete lunacy, and I'm not not usually one to criticize Disney's pricing structure.

I expected Riviera to open at or below Old Key West and Saratoga Springs prices. It's almost double!

lol, humorous story about wealth. my senior year in hs I got a summer job on long island sound in a dog boarding hotel. lol us minions called them kennels, anyhoo very rich, wall street type families played there, think Bernie Madoff without the ponzi scheme.
Anyhoo I had a women pay me 400 bucks a week (remember this is in the 70;s so that was a lot of cash) for me to read her King charles cavalier dogs a bed time story. LMAO. seriously I had to read good night moon to some dogs. For a girl from Harlem it was the most surreal thing......

wouldn't surprise me some one pays that price.....

I wonder if OKW and Saratoga will experience price/point increases now. There is no way I would pay those rates before reserving at any of the hotels that you listed. My old favorite Wilderness Lodge beats those prices as well. My only guess is that they are trying to sell on the newness factor and maybe central location. Someone will pay but it won't be me.

There's no such thing as point increases. They're predetermined and fixed for the life of the deed term. They can reallocate between weeks of the year and room types, but the total number of points for the resort for a given year is set in stone.

Well.... I cant say anything now. I have a 11 year old doberman who is on 7 different medications and every time we leave for extended times, we always get her a concierge "suite" at our local dog boarding place. Large room with dedicated outside access, TV, and dedicated concierge. But shes the only one as shes very old and close to her end. But my other dogs just stay at home and we have a sitter.

Well except the lock-off premium on studios and 1 bedrooms that comprise a 2 bedroom. The point cost for the locked off rooms can increase (and did for 2020) without the 2 bedroom point cost changing. Since the 2 bedroom is used to tally the resort total the increase on the split rooms can occur without a decrease elsewhere. Many expect this premium isn’t done rising.
 
It seems they are making a bet on the amount of people coming to the parks late fall 2019 and through 2020 with Galaxy's Edge and these might be "introduction" prices? With only 300 rooms to book, I think they will sell out pretty easily through summer 2020. I would imagine during that time-span this resort would be a top choice for celebrities and groups like that because of the "newness", centralized location and the gondolas. The restaurant that is going on top also sounds pretty good.

Not impressed at all. Does Riviera Beach have a separate entrance or will guests enter via CBR? Imagine looking down from your $800 night room at the buildings at CBR.

Think DVC will have a hard time selling this resort.

Didn't know for certain as I don't own DVC. Again, I can only see those rates being introductory.

The only thing I can think is that they plan to buy back more of the contracts that go into resale for older properties from here on out. Are they under any obligation to resell those points? They may restrict the resale of points to current owners. This would create a situation where people who want to buy into dvc direct(there are those that would never go resale) will only have Riveria as the only option.

Didn't I read DVC just changed the rules on 3rd party sales again?

They can only sell 3% of the total resorts points for cash and thats generally what they hold back. So holding more than 3% of points would be a waste of money for Disney as they would have to pay the annual dues on those points. Its better for them to sell the points from RFRO and hope the member doesnt use them 60 days before they expire.

Edit: Not 100% I am fully correct on this I dont think just FYI. Please correct me if I am wrong.

Interesting. So if they buy back points they cant just "rent" those points to the public as they want, they can only provide 3% of the rooms as cash?

The Florida statutes governing timeshares dictate what the hold back is. I would assume Disney would resell the points. My first points at BR were obviously resale and Disney gave me a discount on them.

My thinking is they may make less of them available to customers off the street and reserve them as bonuses to current dvc members to encourage people to buy the newer properties. They kind of do this already by not really promoting current costs for points for say AKL on the website, instead limiting it to Copper Creek

So they get points by holding a reserve of points, RCI/Cruise exchanges, and Breakages. And of course having the points caused by ROFR. They are limited in how much money they can use the points for cash. I dont remember the actual percentage but there is a limit.

Yeah, they dont advertise the older points at all. I believe when I bought in, they stated only Copper Creek and Poly was available. But when they noticed my hesitation, they offered me OKW and AKL. Cause I wasnt paying 190 dollars for copper creek and I was so glad I didnt due to the overselling of low points that happened.
