I know why I sold, the constant major issues with the room on checkin like major appliances and/or HVAC not working, rooms not available till 6-8PM, and the constant degradation of service and maintenance at the resorts.

It aint worth it to us any longer, Inlaws have a Marriott timeshare for Jan/Feb and they have none of these issues no its not Disney.

But I don't vacation to find new problems to solve or to jump through corporate hoops.

I have yet to experience rooms not being available as late as you posted. But I think that is completely unacceptable. What kind of value is a person getting from their room when they only have access to it for 15-16 hours. I would think that some type of refund of points(or cash) should be issued for your loss of use.

If I experienced that I would likely sell. Only BWV have I had to wait until 4pm and questionable service. No big deal we prefer other locations anyway. If it ever spread I'd be like you. Mostly 10-2 room ready times and major appliances working fine save one dryer that was just slow (again BWV)

I’ve never heard anyone else anywhere ever say their DVC room wasn’t ready until 8PM. My guess is that’s an exaggeration. I have seen accounts of people getting annoyed that the room isn’t ready early and they have to wait until close to 4 to check-in. I’ve also never personally had issues with appliances and HVAC not working on any of my trips let alone on every trip. I must just be really lucky:)

Consider the source. I visit at least 4-5 times a year and the majority of the stays are for a full week. I've never had any issues with my room not being ready by 4:00PM, appliances not working, A/C not working or any of the other complaints he mentions. And I've stayed at every WDW DVC resort but BC.

My gripe? Not with DVC, but guests who treat those rooms poorly. Especially at the 4 resorts I have an ownership interest in.

I’ve stayed at BC so we have them all covered;) If it happens at all it must be pretty rare.

I have heard of it and they were compensated since it was a special circumstance. I did forget I had 5pm BWV as well. Admittedly they haven't done much to make me want to go back there.

I had a Grand Villa that was not ready until 6:30 pm, rather awkward since we were a party of 12. In compensation, Disney gave us $20 per person for our dinner. Two others where the room was not ready until 5 pm.

I had a separate trip where the washing machine was not working, another where the freezer was not working.

If my room isn’t ready until 8PM I assume I am getting that night’s points back or maybe the cash rate equivalent.

I can't remember what they got, but I know it was a fair comp. I'd be not happy about that too. For the 5pm I got nothing but I've had issues with some CMs at BW as I've said. Like one when we kindly asked for first available decided to give us last available room. CM at the desk in the late afternoon confirmed it was changed and had our room cleaned asap. Doing crap out of spite annoys me, but hopefully they dealt with grumpy pants check in lady. Other CMs were quite kind when we were looking for a nice spot to rest.

Last trip we had the water go off without warning, and then came back on again all filthy (as in brown). Unluckily I had washing on at the time, white stuff too.

Made the mistake of calling the "front desk" who suggested washing it again, in the same filthy water presumably  Anyway I realised my mistake and went down to speak to the CMs. They credited $150 immediately and offered to pay for a taxi to take me to a mall and back if I needed to buy anything.

Actually when the water did return to normal I washed them again and it did mostly wash out. Although I didn't wear it until we got home and I could wash it in my own machine!

Oh and we had the bath fail to drain once at the BC. Engineers were there in 10 minutes, and we were offered the use of a studio if we wanted to use the bathroom. Turned out there was a huge mass of black hair down the filter. Made me feel better, none of us are dark haired lol!

Stuff happens. I've always found they fix it PDQ.

The check-in to the GV story seems to have altered over time.....

I think I would be looking around the villa trying to find where the dead body was;). You don’t want to think about it, but the person who had the room before you must have really messed it up.

Latest check in I had was just after 5. Not unreasonable, but slightly annoying.
If it’s an hour or maybe even 2 late it’s still annoying and they should still throw you a bone but after 8PM is 4+ hours after checkin time and officially bed time for some kids and possibly older people. Unacceptable.

I agree 8 is not okay in my book. 5 was annoying but it was just me. It particularly sucked since this was a while ago (before MDE) so I had to go to the desk to ask for my room number. Got old and I really just wanted to unpack before dinner. I got nothing on that one.

The rude lady we got apologies and lots of stickers for my son. I liked that more than anything else. I sure talked up the CMs that helped a lot after the fact.

The story I heard was more recently and it was simply the previous occupants were not leaving so they literally had to be kicked out. Probably trying to use that fancy room as long as possible. I'll have to search to see if I can find the story again but it was handled decently considering.

How often do you think people have to be literally kicked out of their rooms? I can see sometimes you may be a little late getting out but at what point do they hound you to get out? I'm asking for a friend;)

It’s probably pretty common, especially at Disney. People lose all track of the time it takes to get from a park to the room or 1 resort to another so I could see people pretty regularly not quite out by checkout. It’s pretty rude to do, especially for DVC because you know someone is checking in right after you.

Probably more often than we want to think. When I think of the GVs and bungalows and cabins, I can tell you I sure wish I could stay as long as possible in those. Totally. Some also just have things that happen or think they don't have to follow check out rules.

There must be some sort of legal hoops to go through. It's one thing if the family is there, and the CMs can tell them "get out". But if a family leaves the room and goes somewhere when they are supposed to be checking out, and has personal items laying around (not packed), then I am assuming there must be some procedure that DVC follows to collect the stuff, document that nothing was damaged or stolen, and get it out of the room so it can be prepared for the next family.

I can imagine that somebody who has no problem not checking out on time, would also have no problem claiming that their stuff was damaged or missing, and demanding compensation.

Disney is pretty passive aggressive when dealing with guests who misbehave. I don’t think they would remove items without the guest present. They probably just delay the checkin for the next guest and then give them some free stuff to compensate. I’d love to see them gather up all the person’s stuff and throw it in garbage bags to be picked up later, but they’d probably never do it.
