The increase seems high but I’m not DVC. Does it normally increase every year?

Yes!

I think they are still rolling in the increased CM salaries announced previously. And part of the dues include the property taxes which aren’t set by DVC. There is a maximum amount by which the DVC part can be increased by, which might be 10%.

Salary increase should be done. That was only 3 years. Used to be an average of 3-4% with 5% being high. I'm still stewing about OKW...

The final salary increase from the 2018 union contract when into effect in October 2021 and was $1 per hour. The lowest starting wage for union employees is now $15 per hour. That contract ends this year and the union is asking for an immediate $3 per hour raise (to $18/hour).

Thank you for confirming. Honestly I missed a few years with covid.

I do not begrudge salary increases at all. I'm happy to support. Just not happy with other increases to OKW. I may sell that contract.

Have you looked to see if anything in particular has had a larger than usual increase? The Notice might indicate an out of the ordinary rise somewhere.

Yes and the answer is not really. Some years it was the refurb that cost more than expected, others transportation (as two examples) but nothing consistent. Every year of 6+% increases just adds up. No where near the 3-4% expected on average. Heck I'd be content with 5% now.

Obviously if I sell OKW I'll replace. Points from OKW are in use through March 2023 so I won't rush into decisions. But half my points are OKW. We haven't stayed there since 2016. Just something to contemplate. It was my original set of points but my PVB will keep me grandfathered in no matter what.

I was considering more Polynesian when they announce however the new tower would be. Could be instead of just adding on or selling my original PVB, I'll drop OKW and swap for Polynesian (new association if new or more PVB). I'm already budgeting for that.

That's illegal.

Increases are low because new resorts cost less to maintain than old resorts.

I think historically is was opposite of that, like they open a new resort with lower than necessary dues to make it look good for sales, then follow with a few years of high increases. That’s how AUL ended up with subsidized dues contracts. I vaguely remember CCV raising questions too, but forgot the particulars.

I think they’re more cautious with new resort estimated dues because now there’s precedent for shenanigans.

I was thinking about OKW.

I guess that as time goes on, not only does maintenance increase for the older resorts but the cost of refurbs is also going to cost more.

And of course both OKW and SSR are on their own with no resort to share costs with.
