Could have been a create place to relocate or build a new water park. 140 acres is better than what they have right now.

By the time you add in space for parking, support services, ticketing, backstage, etc...it doesn't make a very big park at all.

It reminds me more of like something Old Town has been turning into, a small plot of land but trying to put lots of big rides there.

Exactly.

If it ever does see the light of day it will be a potential death for FUN SPOT and similar ventures. Not world class theme parks.

You won't need that much backstage for a park that is going to be just coasters.

OTP Non-Guest Area will have building types oriented to park administration, warehousing goods and materials of use in the park, landscape and park maintenance, employee facilities such as costuming, break rooms, and lockers, park security, and support services.

It appears that the needs of a coaster park are about the same as any other park.

Indeed.

Also, there will be Mandatory service roads for emergency use.

How much impact will it have on IoA? About as much impact as it will have on WDW. Very minimal.

Besides, Universal has expansions lined up according to people in the know. They aren't afraid of this park.

I highly doubt the park will ever be built. The reason I doubt it is that one of the main people behind it has already had a park that failed and is in foreclosure. The park that the person is connected to is Freestyle Park formerly known as Hard Rock Park.
