any suggestions for a big group and we must have boat and or monorail transportation no bus to parks
I see which resorts have that, is there a villa or anything else?

No matter where you stay, you cannot avoid bus transportation to AK (unless you drive or take a cab). If you stay at an Epcot area resort, you will also need to take a bus to the MK (unless you walk all the way through Epcot, board the monorail and then transfer monorails at the TTC ~ a very cumbersome and time-consuming process.) With 14 in your party, you will not be able to all stay together in one villa (unless you have a few under age 3.) If being under the same roof is important, you should rent a house off-property. This may also be the most economical option.

All Disney resorts have pros and cons, and your transportation options to each park will be different based on the resort's location. Without knowing your budget or how the 14 could be split up, it is difficult to offer specific recommendations.

There aren't any villas where you can all stay together. The maximum in a villa is 12 (+1 under 3).

Villas are available in studio (4-5 guests), 1-bdrm (4-5 guests), 2-bdrm (8-9 guests), 3-bdrm (12 guests). There are villas in both the Epcot and MK areas. You can get specific information on them under the 'deluxe villa' category on the Disney website.

There is no one single resort that has boat and/or monorail transportation to every single park.

If you stay at one of the monorail resorts - Polynesian, Grand Floridian or Contemporary - you can boat or monorail to Magic Kingdom (from the Contemporary, you can even walk). You can also access a monorail to Epcot.

If you stay at one of the Epcot resorts - Boardwalk, Beach Club, Yacht Club or the non-Disney owned Swan and Dolphin - you can boat or access a walkway to both Epcot (through its "back door" at the International Gateway) or the Disney Studios (at the front gate).

That's it as far as non-bus access to the parks, unless of course you use your own car.

All the monorail resorts, the Beach Club and the Boardwalk all have some manner of "villa," but none of them will accommodate a party your size. You will be better off breaking the group up into two or 3 parties. Standard rooms, depending on the resort, will sleep 4 or 5. 1 Bedroom Villas, same deal, 4 or 5. 2 Bedroom units will sleep 8 or 9, and Grand Villas sleep up to 12.

If you have to have bus and monorail to all parks, it does not exist. Monorail resorts require buses to DHS and AK. Boat resorts need a bus to MK and AK. AK is only accessable by bus. Not sure what else to offer as advice.

If you want to minimize your bus transportation, either one of the monorail resorts or one of the Epcot resorts would be your best bet. At the monorail resorts, you can get to Epcot and MK on the monorail. DHS and AK require a bus. At the Epcot resorts, you can walk or take the boat to both Epcot and DHS. You'll have to bus to MK and AK. As others have said, no matter what, you must take the bus to AK. Otherwise, you'll have to drive or take a taxi. Just a question...why are you so against buses?

No resort has rooms for 14 people total. Two 2-bedroom units at a DVC resort would do it. For the Epcot resorts, you have Beach Club Villas and Boardwalk Villas, and for the Magic Kingdom resorts, you have Bay Lake Tower and Grand Floridian. Polynesian only has deluxe studios that sleep five and the Bungalows, though three Deluxe studios would also do the trick, although you might be a bit cramped.

A grand villa at the Boardwalk would sleep 12 and get you boat and monorail transport to 3/4 parks. That's your best bet. Or you could do two 2br at Boardwalk (which would sleep 16 total). Or one grand villa and one studio (would also sleep 16 total). Would would have to bus or drive to Ak, no option there.
